Chinese developer Kingsford Development will open a 12,000-square-foot sales gallery, Normanton Park, for VIP preview on January 1st, 2021, and start public preview the next day. The launch of the project is scheduled for January 16th. As the first project to begin in 2021, the 1,862 units of Normanton Park Condo is also the most extensive housing development since the 2,203 units of Treasure at Tampines, launched in March 2019.
Nicholas Mak, Head of ERA Realty Research said that Normanton Park is the last of the large privatized HUDC properties sold in bulk in 2017. This is also the only project of this size to be launched in 2021 with over 1,000 units.
The Kingsford spokesman for development said that the name “Normanton Park” is retained in honour of the heritage and rich history of the former condominium of the same name, previously built-in 1977 as a commander and military home in the same place.
The construction of 1,862 units of private housing development by Chinese construction and engineering company MCC Singapore is already underway and is expected to be completed by 2023. MCC Land is a renowned construction company that also has a few development under their care such as the upcoming Sceneca Residence mixed development condo at Tanah Merah Kechil. The Normanton’s sales license issued on November 30th, the housing manager (URA COH) said that all units in the housing complex had not applied for a temporary work permit (TOP) to the Building Construction Authority. We have established that what we need to complete the evaluation of the quality mark.
The Normanton Park Showflat’s spokesman also informed that this could make Normanton Park Condo one of Singapore’s most extensive residential estates, achieving 100% quality mark certification. The sales license is a blow to Kingsford Huley Development, a Kingsford developer in Normanton Park, plagued by a banned license from COH since January 2019. The Normanton Park price was $ 830.1 million in October 2017. This was the first bulk purchase by a Chinese private real estate developer that landed in Singapore in 2012.
Kingsford’s first housing development in Singapore was Hillview Rise’s 512-unit Kingsford, Hillview Peak, followed by Upper Serangoon View’s 1,157-unit Kingsford, Water Bay. Kingsford Hill View Peak was completed in 2017, followed by Kingsford Water Bay in November 2018. Both of these projects were developed on 99-year-old property purchased through government land sales.
Mark Yip, CEO of Hatts Asia, said that Normanton Park is located on a 99-year-old rental site of 660,999 square feet, or equivalent to nine football fields. The 1,862 residential unit consists of 9,840 apartments and penthouses spanning nine 24-storey blocks and 22 tiered townhouses. Apartments range from 1 bedroom to 5-bedroom units and penthouses. Out of nine, the eight towers will have 207 units, and the ninth tower will have 184 units.
Despite the size of the housing project, the residential centre occupies only 21% of the site. This frees up nearly 80% of the site for landscaping, water functions and resident facilities. There is also an eight strata commercial unit under development, which is also sold by Kingsford. There are seven shop units and one restaurant unit. In addition to the complex residents, the commercial facility near the main entrance to Normanton Park Singapore is also open for public.
Located on the city’s outskirts in District 5, Normanton Park is close to the Greater Southern Waterfront and two growth areas.
10 Mercedes Benz in Lucky Draw
Normanton Park will offer 10 Mercedes-Benz A-Class 180 hatchback-style cars as a lucky draw prize to boost sales. Lucky Draw is open to both homeowners and marketers for the first 800 units sold, although eligibility applies.
Mr Cui Zhengfeng, a shareholder of Kingsford Huray Development Pte Ltd, said that the first new private housing project launched in 2021 would bring sales benefits to Kingsford Normanton Park. Kingsford has nominated five of the largest Singapore real estate agencies to sell Normanton Park: Hatts Asia, ERA Singapore, PropNex, OrangeTee & Tie, and SRI. He also told that we aim to create a prestigious market presence in Normanton Park with a new launch market.
One-bedroom units range from $ 700,000 to $ 1.17 million, and twin-bed units range from $ 1 million to $ 1.6 million. Three-bedroom units’ range in price from $ 1.47 to $ 2.1 million, four-beds in $ 2 million to $ 2.6 million, and five-beds in $ 2.79 million to $ 3.2 million. Strata Nagaya is $ 3.42 million higher and commercial units are $ 2 million. In that case, prices range from $ 1,445psf for a small one-bedroom unit to $ 1,780psf for a large five-bedroom unit.
Christine Sun, Head of Research at OrangeTee & Tie, said that this is a highly anticipated project and the price is considered attractive.
According to PropNex CEO Ismail Gafoor, Normanton Park will feature new projects launched in the second half of 2020, including Linq (96% of 120 units), Penrose (more than 60% of 566 units), and Clavon (70%). It would be best if you benefited from strong sales performance.
Nearby growth zone, and vegetation
No new projects are within a 0.5km radius of Normanton Park, Mak of ERA points out. This is the only housing development along Science Park Drive and is expected to attract people working in Science Parks 1 and 2. In addition to Science Parks I and II, SRI’s managing partner Ken Low states that Normanton Park is also close to Fusionpolis, Metropolis and Biopolis in the north.
In terms of closeness to nature, Normanton Park Condo has the added appeal of adjacent to Kent Ridge Park and Southern Ridges, with a 10km trail connecting three natural parks: Telok Blanca Hill Park, Hort Park, and Mount Faber Park. The same is true for Labrador Nature Reserve. The next Normanton Park also has a gate that opens directly to Kent Ridge Park.
One more attraction of Normanton Park is nine apartment blocks, that are 18.8m above the ground. In other words, the bottom floor corresponds to the 7th floor and adds a low SRI. South-facing units offer views of the ocean and the Greater Southern Waterfront, while north-facing units offer unobstructed city views.
In addition to being close to the Greater Southern Waterfront, Normanton Park condo is accessible by public transport. There are two MRT stations, the Kent Ridge Station on the Circle Line and Bouna Vista, the interchange station on the East-West Line and Circle Line. The next nearest MRT station will be at One-North which will be near to the upcoming Blossoms By The Park.
